Boost In Number Of People Flipping Houses Recorded

By Cornelius Nunev

Remember the flipping houses boom before the recession hit, where a number of people turned over run-down homes and sold them? It's making a bit of a comeback lately, as investors were able to grab a ton of homes for dirt cheap and now are beginning to see a bit of a payoff.

Quick cash on a home

Prior to the housing industry imploding and a recession starting, a lot of people turned to flipping homes. Certainly it was a good idea when people actually were getting houses and there was a profit to be made but since then, it hasn't been as lucrative.

Many people do not make money off a house. It is not an investment because a person has to cover the house, repairs and improvements, taxes, insurance, maintenance and more. When flipping a house, an individual generally buys it for dirt affordable and fixes it up to turn a profit.

There was a 25 percent increase in the first half of the year last year in the number of people in the house flipping industry, according to RealtyTrac. Clearly, the industry has increased a ton, according to the Washington Post.

More interest

The toughest hit areas in the country during the recession are where some of the highest numbers for flipping houses are. Nevada, Florida, and Arizona saw inflated real estate values, so they were all hit hard. Phoenix, Arizona saw 10,000 flips, making it the top areas.

However, some of the worst-hit cities are flipping hotbeds. Other areas with increased activities contain LA, Las Vegas, Miami and Atlanta, all cities that were hit with massive foreclosures and plummeting values. According to the Chicago Tribune, it's started picking up in the Windy City as well. There have been 1,067 flips there so far this year, a 30 percent increase. Overall, almost 100,000 properties have been turned over for sale nationwide.

Requires talent

It is essential that you research the houses to find a house that is worth flipping before getting into the process. It takes a ton of extra and cash to buy a house and put upgrades into it. Many people think it is easy to get a house, upgrade it and sell it for additional cash, but according to CNBC, most flipped homes are uninhabitable and need a brand new home. Make sure you research before you try it out.

It is challenging to get a flappable property without putting down a good chunk of cash. Auctions do not always have good properties for sale, and it can get really expensive to pay money on a house and flip it.

Do not be seduced by reports of wild amounts of money either. The Washington Post astutely points out that RealtyTrac reported a $29,432 gross profit per flip, which is just the main difference between purchase and sale price; it doesn't account for flipping costs. RealtyTrac did not report net profit, or profit after overhead. Making friends with contractors is also a great idea, as a person who doesn't know how you can plumb the home, wire or find a wall stud is going to find themselves over their head in a hurry.
